Helping Landlords Plan a Considered Exit

Selling a property portfolio is not the same as selling a single home. You may be dealing with several titles, a number of tenancies, different mortgage arrangements and the tax consequences of disposing of significant assets. It calls for a coordinated approach, which is what Portfolio Sales Consultancy (PSC) aims to provide.

We work with landlords who are considering an exit – whether you are retiring, under financial pressure, responding to changes in regulation, or have simply decided the time is right to step back. Our role is to understand your situation, set out the options available, and introduce your portfolio to investor buyers whose requirements fit it.

PSC does not buy property. We introduce portfolios to investor buyers – usually off-market, so your properties are not advertised on public portals – and help coordinate the sale with you, the buyer and the solicitors through to completion. Before we act, you receive written terms of business explaining what we do, how we are paid, and whether PSC or anyone connected to it also acts for or is paid by the buyer.

The buyers we introduce include experienced landlords and property investors, some of them cash-funded. We consider portfolios across England and Wales – call us to discuss your area.

Who We Work With

PSC works with landlords in a range of circumstances. Those we speak to often fall into one or more of the following groups:

  • Retiring landlords who have built a portfolio over many years and now want to simplify their affairs, fund their retirement or plan for the next generation.
  • Accidental landlords who inherited property or let out a former home, and would now prefer to sell.
  • Landlords weighing up regulatory change – including the Renters' Rights Act 2025, under which Section 21 "no-fault" evictions were abolished in England from 1 May 2026, with further measures being phased in during 2026 and 2027 (local authority guidance) – alongside energy-efficiency standards, licensing schemes and tax changes.
  • Landlords under financial pressure, where mortgage costs, void periods or maintenance have made some properties unprofitable, and who want to consider their options early.
  • Portfolio owners facing health issues or other personal circumstances that make continuing as a landlord impractical.
  • Landlords with problem properties – difficult tenancies, properties in poor condition, or legal complications that make a conventional sale harder.

If your situation does not fit neatly into any of these, call us on 01952 433 399 for a no-obligation conversation. Every portfolio is different and we take the time to understand yours.

How the Process Works

1

Initial Conversation

Tell us about your portfolio – how many properties, where they are, whether they are let, and what you want to achieve. This initial conversation is without obligation.

2

Portfolio Appraisal & Options Review

We prepare a desktop market appraisal of your portfolio and talk you through the realistic options. This is not a RICS Red Book valuation. Before we act, you receive our written terms of business and we complete the required identity and anti-money-laundering checks.

3

Introduction to Investor Buyers

We introduce your portfolio, off-market, to investor buyers whose requirements fit. Buyers sign a non-disclosure agreement before they receive detailed information.

4

Sale Progression to Completion

If you accept an offer, we help coordinate the sale with you, the buyer, the solicitors and any lenders through to completion. Legal obligations remain with you, the buyer and your respective solicitors.

Frequently Asked Questions

Portfolio sales commonly take several months. Timescales depend on the number of properties, tenancies, lenders, searches and the buyer's funding. A smaller sale to a cash-funded buyer can sometimes move faster, but we cannot guarantee a timescale. We will give you a realistic view once we understand your portfolio.

No, you do not have to sell everything. You can sell your whole portfolio, or only some of the properties and keep the rest. Some landlords choose to sell the properties that demand the most management or deliver the weakest returns first. We can talk through the options, but the decision is yours, and you should take tax and legal advice on the consequences.

Yes. Properties can be sold with tenants in place, and many investor buyers look for let property because it produces rental income from completion. The existing tenancies continue with the new owner, and tenants must be told about their new landlord when the sale completes. Your solicitor will advise on the legal steps.

How PSC is paid is set out in writing in our terms of business before you agree to anything, including whether any fee is paid by the buyer. You will also pay your own solicitor's conveyancing costs and any lender redemption costs. An initial conversation with us is without obligation.

Ready to Explore Your Options?

Request a portfolio appraisal and we will give you an indicative market view of your portfolio and explain the realistic options. Price depends on the properties, tenancies, condition and the buyer's funding; we will explain how any offer compares with open-market evidence.

No obligation. Our terms, including how we are paid, are set out in writing before we act.
