Six Reasons Landlords Use PSC
A Focus on Portfolios
Our work centres on portfolio sales. We look at a portfolio the way investor buyers do โ rental income, tenancies, condition and location โ and our director, Paul Collyer, is a long-standing portfolio landlord himself.
Introductions to Investor Buyers
We introduce your portfolio to investor buyers in our network whose requirements fit what you are selling. Buyers sign a non-disclosure agreement before they receive details.
Discreet, Off-Market Handling
We handle your information discreetly and share details only with those who need them โ such as solicitors, lenders and serious buyers who have signed a non-disclosure agreement. Your properties are not advertised on public portals. Tenants must be told about their new landlord when the sale completes.
Clear Written Terms
How PSC is paid is set out in writing in our terms of business before you agree to anything, including whether any fee is paid by the buyer. You will also pay your own solicitorโs conveyancing costs and any lender redemption costs.
Support Through to Completion
We coordinate buyers, sellers and solicitors to keep transactions moving. Portfolio sales commonly take several months, and we keep you informed of where things stand.
A Realistic View
We will tell you honestly what the evidence suggests about price and what the realistic alternatives are. Price depends on the properties, tenancies, condition and the buyerโs funding; we will explain how any offer compares with open-market evidence.
Insured: PSC holds professional indemnity insurance, underwritten at Lloyd’s of London. Details of the cover are available on request.

How PSC Differs from a Quick-Sale Company
Landlords sometimes consider their options after receiving an offer from a quick-sale company โ a firm that buys property itself, usually promoting speed and simplicity. For some sellers in difficult circumstances, that can be a reasonable choice, but it is worth understanding what you are giving up in return.
PSC works differently. We do not buy property. Our role is to introduce your portfolio to investor buyers and support the sale through to completion. Price depends on the properties, tenancies, condition and the buyerโs funding; we will explain how any offer compares with open-market evidence, so that you can weigh speed against price with clear information.
Situations We Commonly Discuss
Landlords consider selling for many different reasons. Common situations include:
- Retirement โ landlords who have built a portfolio over many years and want to plan an orderly sale. See retirement and leaving property.
- Financial pressure โ landlords whose margins have been squeezed by mortgage costs, tax changes or maintenance. See financial pressure.
- Inherited properties โ owners managing properties they did not choose and do not have the time to look after.
- Health or personal circumstances โ landlords who need to simplify their affairs.
- Problem properties โ portfolios that include arrears, condition issues or disputes. Any offer will reflect these issues. See selling a problem property.
- A change of direction โ landlords who no longer want to manage a portfolio as regulation changes, including the Rentersโ Rights Act 2025, under which Section 21 โno-faultโ evictions were abolished in England from 1 May 2026.
Tax and legal treatment depends on your circumstances. Speak to a qualified accountant or solicitor before acting.

Frequently Asked Questions
PSC focuses on portfolio sales. We introduce portfolios to investor buyers off-market, rather than advertising them on public portals, and support the sale through to completion by coordinating buyers, sellers and solicitors. Before we act, you receive written terms of business explaining what we do and how we are paid.
Price depends on the properties, tenancies, condition and the buyerโs funding; we will explain how any offer compares with open-market evidence. We start with a portfolio appraisal โ a desktop market appraisal, not a RICS Red Book valuation โ so that you have an indicative market view before deciding anything.
Portfolio sales commonly take several months. Timescales depend on the number of properties, tenancies, lenders, searches and the buyerโs funding. A smaller sale to a cash-funded buyer can sometimes move faster, but we will not promise a fixed timescale.
Quick-sale companies typically buy property themselves, often at a discount. PSC is a portfolio sales consultancy, not a buyer: we introduce your portfolio to investor buyers and support the sale. Whoever the buyer is, we will explain how their offer compares with open-market evidence so that you can make an informed decision.
We are happy to discuss portfolios that include properties with arrears, condition issues or other complications. Some investor buyers will consider such properties, and any offer will reflect the issues involved. Whether a sale is achievable, and on what terms, depends on the specifics โ we will give you a realistic view.
