Why Request a Portfolio Appraisal?

A portfolio appraisal from Portfolio Sales Consultancy gives you an investor-focused, indicative market view of your portfolio. Price depends on the properties, tenancies, condition and the buyer’s funding; we will explain how any offer compares with open-market evidence.

  • 🎯
    Realistic
We provide an indicative market view based on available market evidence and buyer interest, and explain how we reached it.
  • πŸ”’
    Handled Discreetly
We share details only with those who need them – such as solicitors, lenders and serious buyers who have signed a non-disclosure agreement. Off-market means your properties are not advertised on public portals.
  • πŸ’·
    Clear Terms
How PSC is paid is set out in writing in our terms of business before you agree to anything, including whether any fee is paid by the buyer. You will also pay your own solicitor’s conveyancing costs and any lender redemption costs.
  • ⚑
    Prompt Response
We aim to respond promptly during office hours.
  • βœ…
    No Obligation
Requesting a portfolio appraisal does not commit you to selling. You may simply want to understand your options.
  • 🏘️
    A Range of Portfolios
Tenanted, vacant, problem properties, HMOs, mixed use – we consider portfolios across England and Wales. Call us to discuss your area.

What Happens Next

  1. We receive your enquiry – and a member of the team reviews your details. We aim to respond promptly during office hours.
  2. We call you back – to discuss your portfolio in more detail. This is a friendly conversation, not a sales pitch. We gather the information we need to provide a meaningful appraisal.
  3. We prepare your appraisal – an indicative market view based on market evidence and current buyer interest. This is a desktop market appraisal, not a RICS Red Book valuation.
  4. You decide what happens next – if you want to proceed, you receive our written terms of business explaining what PSC does, how PSC is paid, and whether PSC or anyone connected to it also acts for or is paid by the buyer. If you need more time, there is no pressure.

What Your Portfolio Appraisal Covers

A portfolio appraisal is a desktop market appraisal, not a RICS Red Book valuation. Here is what we look at.

Rental Yield Analysis

We look at gross and net yield for your portfolio as a whole and for each property, compared with what investor buyers are currently looking for in your area.

Tenancy Review

We assess the strength and reliability of your tenancies – payment history, occupancy levels, tenancy types, and any ongoing issues that might affect buyer appetite.

Market Conditions

We review available open-market evidence and current buyer interest to give a realistic indicative range. Price depends on the properties, tenancies, condition and the buyer’s funding.

Debt & Equity Position

We discuss your outstanding mortgages so you can see, in broad terms, what may remain after lenders are repaid at completion. Your lenders will confirm exact redemption figures, including any early repayment charges.

Condition & Compliance

We consider the general condition of your properties and whether there are any compliance gaps – EPC ratings, safety certificates, licensing – that buyers will need to factor in.

Indicative Price Range

We provide a realistic indicative range based on the above, and explain how any offer compares with open-market evidence. It is not a guarantee of what a buyer will offer.

Prefer to Talk First?

Many landlords prefer to have an initial conversation before submitting a form. That is absolutely fine – call us on 01952 433 399 during office hours to talk it through.

An initial conversation is no obligation and no pressure. We are here to help you understand your options.
