How PSC's Fees Are Set Out
Before Portfolio Sales Consultancy acts for you, you receive written terms of business. They explain what PSC does, how PSC is paid, and whether PSC or anyone connected to it also acts for or is paid by the buyer.
How PSC is paid is set out in writing in our terms of business before you agree to anything, including whether any fee is paid by the buyer. We do not quote fee figures on this website because the arrangements are confirmed for each instruction in writing.
Alongside PSC's own arrangements, you will pay your own solicitor's conveyancing costs and any lender redemption costs, and you may have tax to pay on any gain. These are explained below.
If anything in our terms is unclear, ask us before you agree. An initial conversation is without obligation.
Costs at a Glance
| PSC fee arrangements | Set out in writing |
| Any fee paid by the buyer | Disclosed in writing |
| Initial conversation | No obligation |
| Solicitors' fees (your own) | Ask for a written quote |
| Capital Gains Tax | Take advice |
| Lender redemption costs / ERCs | If applicable |
Costs a Seller Normally Bears
Whichever way you sell, there are costs to budget for. This is a general guide; your solicitor, lender and accountant can confirm the figures for your situation.
Solicitors' Fees
You instruct your own solicitor to handle the legal work on your side of the sale, and you pay their conveyancing costs. For a portfolio, it is sensible to choose a firm with experience of multi-property transactions. Costs depend on the number of properties and any complications; ask for a written quote, including VAT and disbursements, before instructing.
Capital Gains Tax
If your properties have increased in value, Capital Gains Tax may be payable on the gain. For 2026 to 2027, the rates are 18% on gains within the basic-rate band and 24% above it, and the annual exempt amount is £3,000 (GOV.UK, "Capital Gains Tax rates"). There are deadlines for reporting and paying tax on gains from UK residential property. Portfolios held in a limited company are taxed differently. Read our guide to Capital Gains Tax when selling rental property. Tax and legal treatment depends on your circumstances. Speak to a qualified accountant or solicitor before acting.
Lender Redemption Costs
If your properties are mortgaged, the outstanding balance is repaid to the lender on completion, usually by your solicitor from the sale proceeds. Some mortgage products carry early repayment charges (ERCs) and lenders may charge redemption or administration fees. Check your mortgage terms and ask each lender for a redemption statement.
Document Preparation
You may need to obtain or renew certain documents before completion – such as Gas Safety Certificates, Electrical Installation Condition Reports and Energy Performance Certificates. Land Registry official copies carry a small fee. In some cases, indemnity insurance may be needed to deal with a title issue; your solicitor will advise on whether it is appropriate and what it costs.
Searches & Disbursements
The buyer normally pays for their own searches on each property. Your solicitor may charge disbursements for items such as Land Registry official copies, identity checks and bank transfer fees for mortgage redemptions. Ask your solicitor to confirm these at the outset.
Professional Advice
Selling a portfolio can have significant tax consequences, so advice from a qualified accountant or chartered tax adviser before you sell is important. Advisers' fees vary with the complexity of your situation; ask for a quote in advance. Portfolio Sales Consultancy does not give tax, financial or legal advice.
If you would like an introduction, PSC has negotiated terms with panels of experienced solicitors and accountants who are familiar with portfolio transactions. Using them is entirely your choice.
Comparing Your Options Fairly
Every sale route has costs, and the right comparison looks at the likely price, the costs and the timescale together. Here is what you can expect to see in writing from PSC, alongside the costs that apply on any route.
