Our Approach

A portfolio sale only works when sellers, buyers and solicitors can rely on one another. Our approach is built on trust with every party, careful due diligence, open communication, integrity in negotiation and solutions that fit the portfolio in front of us.

Building Trust with Every Party

Most portfolio sales involve more people than landlords expect: the seller, the buyer, two firms of solicitors, often one or more lenders, and sometimes letting agents and accountants. A sale moves forward when each of them can trust that the information they receive is accurate and that commitments will be kept. We work to earn that trust on both sides of the transaction, because a deal that one party does not trust rarely reaches completion.

Before we act for you, you receive written terms of business explaining what PSC does, how PSC is paid, and whether PSC or anyone connected to it also acts for or is paid by the buyer. That way you know exactly where we stand from the outset.

Thorough Due Diligence

We take time to understand a portfolio before introducing it to anyone. That means looking at the properties, the tenancies, the rental income, the condition of each unit and any lender or title issues that could affect a sale. It also means checking who we are dealing with: our onboarding includes a know-your-client form, anti-money-laundering and identity checks, and non-disclosure and non-circumvention agreements with buyers.

Raising difficult points early is far better than discovering them during conveyancing. Price depends on the properties, tenancies, condition and the buyer’s funding; we will explain how any offer compares with open-market evidence.

Transparent Communication

We aim to tell you plainly where things stand – what a buyer has asked for, what is holding a transaction up and what the realistic options are. Portfolio sales commonly take several months. Timescales depend on the number of properties, tenancies, lenders, searches and the buyer’s funding, and we would rather give you a realistic picture than an optimistic one.

We handle your information discreetly and share details only with those who need them – such as solicitors, lenders and serious buyers who have signed a non-disclosure agreement. Off-market means your properties are not advertised on public portals. Tenants must be told about their new landlord when the sale completes.

Integrity in Negotiation

Negotiating a portfolio sale means balancing the interests of people who want different things. We negotiate honestly, we do not misrepresent one party’s position to the other, and we do not create false urgency to push a deal through. If an offer does not stack up against the evidence, we will tell you.

Tailored Solutions

No two portfolios are the same, and neither are the reasons for selling. Some landlords want to sell everything in one transaction; others want to sell part of a portfolio, or need a route that suits a particular lender or tenancy position. Where suitable, we may discuss options such as lease options, exchange with delayed completion or an assisted sale – always subject to independent legal advice. Tax and legal treatment depends on your circumstances. Speak to a qualified accountant or solicitor before acting.

Our Commitments

  • Acting in good faith: we deal honestly with sellers, buyers and their advisers at every stage.
  • Transparency: how we are paid, and any connection with the buyer, is set out in writing before you agree to anything.
  • Independent consultancy: PSC is an independent consultancy working on real portfolio transactions. We are not a training or mentoring provider.
  • No pressure on sellers: an initial conversation carries no obligation, and the decision whether, when and how to sell remains yours.

Frequently Asked Questions

We introduce your portfolio to investor buyers whose requirements fit what you are selling, without advertising it on public property portals, and then support the sale through to completion – coordinating buyers, sellers and solicitors along the way. We do not buy property ourselves. Before we act, you receive written terms of business explaining what we do and how we are paid.

How PSC is paid is set out in writing in our terms of business before you agree to anything, including whether any fee is paid by the buyer. You will also pay your own solicitor’s conveyancing costs and any lender redemption costs.

No. PSC is an independent consultancy. We work on live portfolio sales and deal sourcing; we do not sell property training courses or mentoring programmes.
