From First Call to Completion
Our process is designed to be clear and transparent. The first conversation is without obligation, and before PSC acts for you, you receive written terms of business explaining what we do and how we are paid.
Initial Conversation
Call us on 01952 433 399, email us, or fill in our short online form. Tell us the basics – how many properties, approximate locations, whether they are tenanted, how they are financed and your rough timescale. We aim to respond promptly during office hours.
We handle your information discreetly and share details only with those who need them. There is no obligation to proceed after the first conversation.
About our portfolio appraisal →Portfolio Appraisal
Based on the information you provide, we prepare an indicative market view of your portfolio and talk it through with you. This is a desktop market appraisal, not a RICS Red Book valuation.
We look at the full picture: rents and tenancies, property condition, location, local market evidence, and any complications such as arrears, short leases or repair issues. Price depends on the properties, tenancies, condition and the buyer's funding.
What we consider in a portfolio appraisal →Terms, Checks and Introductions
If you decide to proceed, you receive our written terms of business, explaining what PSC does, how PSC is paid, and whether PSC or anyone connected to it also acts for or is paid by the buyer. We then complete know-your-customer (KYC) and anti-money-laundering ID checks.
We then introduce your portfolio discreetly to suitable investor buyers who have signed a non-disclosure agreement. Off-market means your properties are not advertised on public portals. Any offers are discussed with you, and the decision whether to accept is yours.
Why an off-market sale works →Through to Completion
Once you accept an offer, solicitors are instructed on both sides. We coordinate buyers, sellers and solicitors through to completion. The legal work and obligations sit with you, the buyer and your respective solicitors; PSC coordinates.
Portfolio sales commonly take several months. Timescales depend on the number of properties, tenancies, lenders, searches and the buyer's funding.
Portfolio sale timescales →What Makes Our Process Different
Discreet and Off-Market
Off-market means your properties are not advertised on public portals. We share details only with those who need them – such as solicitors, lenders and serious buyers who have signed a non-disclosure agreement. Tenants must be told about their new landlord when the sale completes.
Written Terms First
How PSC is paid is set out in writing in our terms of business before you agree to anything, including whether any fee is paid by the buyer. You will also pay your own solicitor's conveyancing costs and any lender redemption costs.
Realistic Timescales
Portfolio sales commonly take several months. We discuss your preferred timescale at the outset and keep you informed as the sale progresses, without promising dates we cannot control.
All Portfolio Types
We consider whole portfolios and partial disposals, tenanted and vacant, including properties with complications. We consider portfolios across England and Wales – call us to discuss your area.
Checks Done Properly
Before introductions begin, we complete KYC and anti-money-laundering ID checks, and buyers sign a non-disclosure agreement before receiving details of your portfolio.
A Small, Experienced Team
PSC is led by Paul Collyer, Director & Co-Founder and a long-standing portfolio landlord himself. We coordinate buyers, sellers and solicitors to keep transactions moving.

Portfolio sales commonly take several months. Timescales depend on the number of properties, the tenancies, any lenders involved, searches and the buyer's funding. A smaller sale to a cash-funded buyer can sometimes move faster, but we will not promise a fixed date.

Yes. Many investor buyers look specifically for tenanted property because it produces rental income from completion. Existing tenancies normally continue under the new owner, and tenants must be told about their new landlord when the sale completes. Your solicitor will advise on your legal obligations; PSC coordinates the process.
We handle your information discreetly, and your properties are not advertised on public portals. Some buyers may need access for viewings or surveys before exchange, which your solicitor and letting arrangements will need to accommodate. Tenants must be told about their new landlord when the sale completes.
You can discuss selling the whole portfolio or selected properties. Whether a partial sale suits you may depend on your finance and tax position, so speak to your lender and a qualified accountant before deciding.
Please still get in touch. Some investor buyers will consider properties with arrears, tenancy issues or repair needs. These factors affect price and buyer interest, and we will explain how any offer compares with open-market evidence.
