What surveys will a buyer carry out on my rental property?

A survey is an inspection of a property's condition commissioned by the buyer. RICS sets three levels: Level 1 for basic condition, Level 2 for most conventional homes, and Level 3 for older or altered buildings. A lender's mortgage valuation is separate and only confirms the property is good security for the loan.

Why surveys matter to sellers

Surveys are the most common reason a buyer asks to reduce the price. A survey that finds damp, roof defects or an old consumer unit gives the buyer evidence to renegotiate. Knowing your properties' condition before you sell means the price already reflects it.

What surveyors look for in rental property

  • Damp and mould, now critical given Awaab's Law and the Decent Homes Standard.
  • Fire safety in HMOs and flats: doors, alarms and escape routes.
  • Heating, electrics and the age of key items such as boilers and roofs.
  • Unauthorised alterations and conversions without consents.
  • Japanese knotweed and other invasive plants.

Surveys on a portfolio

Investors buying a portfolio often survey every property, or a sample with a desktop review of the rest. Access is needed through the tenants, who must be given at least 24 hours' written notice. Good tenant relations and a clear access plan keep the survey stage from dragging on.

Preparing for survey

Fix small, visible items such as leaking taps, broken extractor fans and missing smoke alarms, which can make a surveyor suspect wider neglect. Have certificates and guarantees ready for roofs, damp proofing and electrical work. For known larger problems, a disclosed repair estimate is better than a buyer's worst-case figure.

Frequently Asked Questions

A survey is an inspection of a property's condition commissioned by the buyer. RICS sets three levels: Level 1 for basic condition, Level 2 for most conventional homes, and Level 3 for older or altered buildings. A lender's mortgage valuation is separate and only confirms the property is good security for the loan.

Many do, but cash investors buying a portfolio often rely on their own inspection and a sample survey, which can speed the sale up.

Tenants have the right to quiet enjoyment, so access needs at least 24 hours' notice and should be at a reasonable time. Most tenants cooperate if they are kept informed.

For older or problem properties, a pre-sale survey can help you set a realistic price and avoid renegotiation.
