The Process
A property portfolio sale involves selling two or more investment properties, often to one buyer in a single transaction. Portfolio Sales Consultancy (PSC) is a portfolio sales consultancy that introduces landlords' portfolios to investor buyers and supports the sale through to completion. PSC does not buy property itself. Before PSC acts for you, you receive written terms of business explaining what PSC does and how PSC is paid.
In an off-market sale, your properties are not advertised on public portals. Instead, details are shared discreetly with suitable investor buyers who have signed a non-disclosure agreement. In an open-market sale, properties are advertised publicly to attract as many buyers as possible. Each route has advantages, and the right one depends on your properties and priorities.
We handle your information discreetly and share details only with those who need them – such as solicitors, lenders and serious buyers who have signed a non-disclosure agreement. Off-market means your properties are not advertised on public portals. Tenants must be told about their new landlord when the sale completes.
Yes. You instruct your own solicitor to handle the legal work on your side of the sale, and you pay their conveyancing costs. For a portfolio, it is sensible to choose a firm with experience of multi-property transactions. Once a sale is agreed, PSC coordinates buyers, sellers and solicitors through to completion.
Timescales
Portfolio sales commonly take several months. Timescales depend on the number of properties, tenancies, lenders, searches and the buyer's funding. A smaller sale to a cash-funded buyer can sometimes move faster, but we do not quote guaranteed timescales.
Fees & Costs
How PSC is paid is set out in writing in our terms of business before you agree to anything, including whether any fee is paid by the buyer. The terms also say whether PSC or anyone connected to it acts for or is paid by the buyer. You will also pay your own solicitor's conveyancing costs and any lender redemption costs.
Outstanding mortgages are common in portfolio sales. On completion, your solicitor repays your lenders from the sale proceeds, including any early repayment charges, and the balance is paid to you. Ask your lenders for redemption statements early, and ask your solicitor to estimate your net proceeds before you commit.
Tenants
Yes. Many investor buyers look specifically for tenanted property because it produces rental income from completion. Section 21 "no-fault" evictions were abolished in England from 1 May 2026 under the Renters' Rights Act 2025, with further measures phased in during 2026 and 2027, so many portfolios are sold with tenants in place. Tenants must be told about their new landlord when the sale completes.
Existing tenancies normally continue, with the buyer becoming the landlord on completion, and responsibility for deposits passes to the buyer once the deposits are transferred and the protection scheme updated, as your solicitors arrange. Buyers or surveyors may need access before exchange, which requires proper notice to tenants. Tenants must be told about their new landlord when the sale completes. The legal obligations sit with you, the buyer and your solicitors; PSC coordinates.
Portfolio Appraisal
We prepare a portfolio appraisal – an indicative market view – looking at rental income, property condition, tenancies, location and local demand, outstanding mortgage debt, and the legal position of each property, such as title issues and lease lengths. This is a desktop market appraisal, not a RICS Red Book valuation. Offers from buyers follow their own review.
It depends. Price depends on the properties, tenancies, condition and the buyer's funding. Some buyers will offer less than open-market value in exchange for buying a portfolio as a whole; others will not. We will explain how any offer compares with open-market evidence, and the decision whether to accept is yours.
Tax
That depends on your gains and income. For 2026 to 2027, Capital Gains Tax rates are 18% on gains within the basic-rate band and 24% above it, and the annual exempt amount is £3,000 (GOV.UK, "Capital Gains Tax rates"). There are deadlines for reporting and paying tax on gains from UK residential property. Portfolio Sales Consultancy does not give tax advice. Tax and legal treatment depends on your circumstances. Speak to a qualified accountant or solicitor before acting.
Problem Properties
Please get in touch. Some investor buyers will consider properties with rent arrears, possession proceedings, disrepair or short leases. These factors affect price and buyer interest, and we will be open with you about how they are likely to affect a sale. Your solicitor will advise on any legal proceedings.
Partial Sales
Yes, a partial sale is possible – for example, a group of properties in one area, while you keep others. Which properties to sell is your decision. Whether a partial sale suits you can depend on your lender's terms and your tax position, so speak to your lender and a qualified accountant before deciding.
