What is a cash-funded buyer?

A cash-funded buyer pays from their own resources rather than with a mortgage. This removes the buyer's lender from the process, which can reduce delays, although searches, title checks and the redemption of your own mortgage still take time.

Why Cash Buyers Matter to Landlords

Many buy-to-let mortgage lenders are cautious about lending on portfolios with short tenancies, HMOs, non-standard construction or properties needing work, and mortgage valuations can come in below the agreed price. A cash-funded buyer avoids those risks. For a portfolio sale, cash buyers are often investment funds, family offices, housing providers or established landlords with equity to deploy.

How to Check a Buyer Really Is Cash

  • Ask for proof of funds early, such as a bank or solicitor's letter, and expect the buyer's solicitor to confirm the source of funds as part of their AML checks.
  • Ask whether any of the money is borrowed. Bridging finance or development lending may still bring a lender's valuer and conditions into the deal.
  • Check the buyer's track record, such as completed purchases and references.
  • Be wary of very high early offers that are cut sharply just before exchange. This practice, known as gazundering, is a known problem with some quick-sale buyers. Membership of a redress scheme and a clear code of practice help.

How Fast Can a Cash Sale Be?

Without a lender, the timetable is driven by the legal work. A clean freehold with good paperwork can sometimes exchange and complete within four to eight weeks. Portfolios, leasehold flats and properties with title or compliance issues take longer, whoever is buying. Your own mortgages also have to be redeemed, which needs redemption statements from each lender.

Price and Certainty

Cash buyers usually price on the rent, the yield they need and the work required, and they factor in their purchase costs, including SDLT. The headline price may be lower than an open-market sale, but it can be worth more in practice if it removes months of holding costs, the risk of a mortgage-dependent buyer pulling out, or the need to get vacant possession. A realistic appraisal helps you judge whether a cash offer is fair.

It depends on the legal work. A straightforward freehold can complete in four to eight weeks with a genuine cash buyer, while portfolios and leasehold properties usually take longer.

Usually they expect some discount for speed and certainty. Whether it is worth it depends on your holding costs and the risk of a slower sale falling through.

Ask for proof of funds early, confirm none of the money is borrowed, check their track record and make sure their solicitor will confirm source of funds.
